LANDLORDS:

Full Management

60% of the first month’s rent including VAT:
For example, if the rent is:
£1,200 per calendar month (pcm), our initial charge will be £720.00

Also, 6% of each month’s rent ongoing whilst the tenancy is in force.
For example, if the rent is:
£1,200 per calendar month, our monthly charge will be £72.00 including VAT

Rent and Legal Protection Guarantee: 2%
If the rent is £1,200 pcm = £24.00 pm

Rent Collection

50% of the first month’s rent including VAT:
For example, if the rent is:
£1,200 per calendar month (pcm), our initial charge will be £600.00

Also, 5% of each month’s rent ongoing whilst the tenancy is in force.
For example, if the rent is:
£1,200 per calendar month, our monthly charge will be £60.00 including VAT

Rent and Legal Protection Guarantee: 2%
If the rent is £1,200 pcm = £24.00 pm

Tenant Find Only

100% of the first month’s rent including VAT:
For example, if the rent is:
£1,200 per calendar month (pcm), our initial charge will be £1,200.00

TENANTS:

Fees

An Application Fee is payable of £150.00.
This fee covers one or two applicants.
Each additional application will attract a fee of £75.00.
There is no charge for the first Guarantor but if a further Guarantor(s) is required there will be an administration charge of £60.00 for every subsequent Guarantor application.

Inventory
Where Jollye & Wood manage the property, an Inventory will be prepared listing the contents and the overall condition of the property.
The tenant will be handed two copies (one to be retained) of the Inventory with the keys to the property at the commencement of the tenancy.
The inventory and associated comments should be checked carefully and adjustments made where necessary.
The checked inventory must be returned to Jollye & Wood within seven days of the commencement of the tenancy and will be used for reference at check-out at the end of the tenancy.
Inventory check-out charge at the end of the tenancy is £90.00.

CLIENT MONEY: COLLECTION, PROCESSING, PAYMENT, & PROTECTION

Jollye & Wood Ltd. as Agent for the Landlord employ the services of The Letting Partnership Limited (company registration number 04906228) trading as The Letting Partnership to carry out all client accounting on their behalf.
With the exception of rent payments and Tenant security deposits paid directly to the Landlord all client monies including rents and tenant deposits are collected, processed, paid out and protected by the by The Letting Partnership on behalf of Jollye & Wood Ltd. acting as Agent for the Landlord.
Any money that The Letting Partnership holds on the Landlord’s behalf is held in a designated Client Bank Account.
At all times they, The Letting Partnership, have in place £5,000,000 of professional indemnity insurance cover and are also members of a reputable client money protection scheme thereby safeguarding client money handled by them against fraud, dishonesty and misappropriation.
